BCS is owned by Rob Graham, who is Managing Director of Trinity Square Developments.

Rob’s engagement with the sector started when Trinity’s own construction projects came under the scrutiny of the EWS1 process (Building Safety Programme: estimates of EWS1 requirements on residential buildings in England – GOV.UK). This moment marked a turning point, as it was during this period that the expertise and capabilities of Trinity’s construction team were identified by the relevant Consultants. They were approached to contribute their knowledge and skills in addressing and rectifying some of the challenges identified in another developer’s project. This collaborative effort generated a successful outcome but was also a catalyst for the new venture.

As a direct result of their involvement in these remedial works, a new opportunity was identified within the EWS1 sector which in turn led to the formation of the BCS. This Business was conceived out of the necessity to provide specialised services to address the complexities and requirements of the EWS1 process. Following on from its first scheme Fire Consultants and other members of the Design Team began offering BCS’s services to a wide array of developers and lessees faced with similar challenges.

By tapping into a niche yet crucial market in light of regulatory changes and heightened awareness around building safety standards BCS are at the forefront of new processes and legislation. In March 2024 BCS became the first contracting company to get a scheme approved by the Building Safety Regulator following the implementation of the Building Safety Act (The Building Safety Act – GOV.UK). This milestone achievement highlights both our understanding of the process and our ability to deliver the required level of detail needed to obtain approval.

As BCS evolves it has begun to undertake schemes for many other developers, each with its unique set of challenges and requirements.
