This EWS1 remedial scheme was presented to BCS by the Developer in 2023 following a recommendation from the Fire Assessor. Following initial intrusive investigation it was established that there were two wall build ups that we perceived to be Fire Risks and in need of remedial works.
The two wall types are listed below:
Wall Construction - Type A
- 2mm Zinc Panels
- 18mm WBP Plywood (to be replaced with A2 Fire Rated Timber)
- 40mm Cavity
- 60mm PIR Insulation
- Help and Hand Brackets
- Breather Membrane
- 12mm WBP Plywood (to be replaced with A2 Fire Rated Timber)
- 100mm Metsec with APR Insulation
- White TPS Waterproof Protection Sheet
- Plasterboard
Wall Construction - Type B
- 20mm Timber Cladding (to be replaced with A2 Fire Rated Timber - Hardie Plank - See note below)
- 70mm Cavity
- 60mm PIR Insulation
- Help and Hand Brackets
- Breather Membrane
- 12mm WBP Plywood (to be replaced with A2 Fire Rated Timber)
- 100mm Metsec with APR Insulation
- White TPS Waterproof Protection Sheet
- Plasterboard
BCS Cladding
There was approximately 1800m2 combined of both materials and the remedial specification required the ply substrate replaced with Fire rated timber which involved the entire bracket system being removed and reinstated as well.
The zinc system was reinstated upon completion but the entire timber cladding was replaced by composite boarding.
The works on this scheme are on-going.
