We were introduced to this complicated the scheme following a recommendation from the fire consultant and we were appointed on the scheme following a competitive tender process.
The scheme was riddled with a number of issues to overcome. BCS initially had to open the dialogue with the local authority to obtain planning as Albion Mills is a Listed Building. After 3 months negotiating we obtained planning to replace the existing combustible cladding and timber with the SwissPearl and Cedral products respectively.
Secondly, the rear elevation of the block over sailed the River Wensum which required a bridged scaffold design and installation. The scheme also required permissions from the Norfolk Broads Authority.
Once the scaffold was erected the works sequencing involved liaising with tenants and lessees to ensure that mechanical and electrical amendments did not disturb them.
The external wall build up approved by the BSR and assessor upon completion was;
- Aluminium Framing System fixed back to the existing masonry. This system was also ‘pull’ tested by an independent company
- Corofil compressed fire breaks to all party wall, floor junctions and around all windows
- Cedral or SwissPearl finish to the external facade
